Overview of The University Cooperative Housing Association
The University Cooperative Housing Association (UCHA) is seeking an Executive Director to assume primary responsibility for the management of all operations. Located near UCLA in Westwood, Los Angeles, this 85-year-old housing cooperative provideslow-cost housing and mealsfor approximately 410 university students. The ideal candidate is a strategic thinker with a proven track record in senior leadership roles, capable of driving business growth and operational excellence. The Executive Director provides strong leadership to staff and resident members, fostering a culture of collaboration, innovation, and excellence and reports to the Board of Directors.

Responsibilities:
Visionary Planning: Develop and implementstrategic plans to advance the organization's mission and objectives, working closely with resident members in leadership positions.

 

Oversee all Departmental Operations: including Admissions, Front office, Mailroom, Retail Store, Room Occupancy Managers, Kitchen, Facilities, Security, Accounting, Legal, IT and others. Some departments are led by a resident member in a stipended position.
 

Personnel Management: Lead HR functions on behalf of the employees, including annual evaluations of 8 full-time and 1 part-time staff.

 

Oversee required certifications for all positions: Regularly identify opportunities to improve medical, dental and vision coverage at reasonable fees working with current vendors and oversight of the state-sponsored investment plan for the employees. Hold regular staff meetings with managers and all staff to review operations and address any issues that need to be discussed and/or resolved. Host team building events. Optimizing Technological Operations: Manage and automate technological processes to improve efficiency and effectivenessin various departments' operations, including functional components of the IMS database.

Project Management: Work closely with Facilities and other departments overseeing special projects and capital improvement projects. Provide regular progress reports back to the Board of Directors.

 

Financial Management: Oversee annual tax submissions, annual audit and drafting of annual organizational operating budget. Review monthly Profit and Loss statements with managers and make adjustments to departmental operations as necessary to meet budgetary needs. Work closely with the investment fund management team and update the Board of Directors monthly on performance of the investment fund, making recommendations when needed on investment strategy and planning.
 

Legal Matters Oversight: Work closely with legal counsel to ensure compliance to local, state and federal law for non-profit cooperatives when issuing legal documentsto other parties and updating internal policies and procedures.
 

Liaising with External Contractors: Maintain strong working relationships with key partners and vendors the organization has developed over time, including property and medical insurance brokers, accountant and auditor, mechanical, electrical and plumbing companies, landscaping, legal counsel, bank representatives, investment firm representatives, IT contractor, security systems including card access and security camera systems, local law enforcement, architects, and engineers, amongst others.

Manage Residential Life: Work closely with resident members in leadership positions and the resident member-led governing bodies for the UCHA, reporting directly to the Board of Directors and managing resident issues with members of the Membership Committee.

 

Qualifications:
A minimum of 4 years of experience in senior leadership positions, preferably at non-profit organizations with $3 million+ annual operating budget, with building oversight, operations management, contract negotiation experience and HR related experience.

4-year bachelor's degree in a relevant field Skills and Experience

Excellent leadership skills with the ability to inspire and motivate teams
Demonstrated ability to manage complex operations effectively
Track record overseeing building maintenance and engineering.
Familiarity with building retrofit projects.
Experience overseeing an investment fund.
Experience negotiating service contracts.
Experience overseeing energy savings projects.
Experience working in a residential environment preferred.
Experience overseeing the operation of a commercial kitchen preferred.

Working Hours:
On site 40 hours/week with expectations to be available after hours for emergencies.

Compensation and Benefits:
Salary commensurate with experience Paid vacation, holidays and sick days.
